Architectural
Alan Dickinson has experience since 1983 in dealing with Planning and Building Control and is familiar with the submission and approval process, including all aspects of listed building consents. The practice offers architectural services with particular experience in the field of extensions and adaptation, including that of listed and historic buildings. Services are offered in a range of levels and stages from which the Client is free to choose.
1. Initial Consultation
This includes meeting the Client at the property, discussing their requirements and providing advice and discussing design proposals.
2. Measured Survey
If instructed, in most cases a measured survey will be need to be carried out to include floor plans, elevations and sections and some or all of the site. This forms the basis for sketch proposals and later design stages.
3. Sketch Proposals
This stage includes the presentation of design drawings in outline format for discussion with the Client and possible informal opinion from relevant Planning Officer.
4. Scheme Drawings & Planning
Once the Client has approved the initial design the scheme is worked up to the stage required for planning submission, including Design & Access Statements and Heritage Statements as required.
Specialist reports may be required which the Practice is happy to arrange (e.g. Structural Engineer, Ecologist )
5. Detailed Drawings & Building Regulations
In most cases Building Regulations Approval (or Notice Procedure) is required for schemes which have (or do not need) planning permission or listed building consent. This stage involves further, more detailed work to provide large scale sections and building construction notes this stage includes principal designer appointments in relation to both health and safety and building regulations. Specialist input may be required (Structural Engineer, Energy Assessment) which can be arranged through us on request.
6. Working Drawings & Tender
The Practice can provide the more detailed information needed for competitive tenders on an equal basis. This would involve the preparation of a specification and detailed working drawings if required. This stage can involve the appointment of nominated Sub-Contractors to design and install elements of the work, e.g. heating, kitchen fittings, etc. and to be included as prime cost sums in the contract.
7. Contract Administration
The Practice can advise on tenders received and administer the contract on your behalf, including periodic inspections, authorisation of variations and certification of payment.
8. Fees
Fees are normally based on a time charge within a range discussed in advance with the Client. Stage payments apply. Contract Administration is usually charged on a percentage basis.
